The primary reason is the current low inventory of homes on the market—only about 25% of the usual supply. This scarcity is driving up prices, and we’re seeing record-high offers. In many cases, buyers are bidding 10%, 15%, even 20% above the asking price.
Another advantage of selling now is that your home doesn’t need to be in perfect condition. Concerns about minor imperfections like unpainted walls or worn flooring are less critical in this market. Even homes in average or below-average condition are getting excellent prices.

Interest rates remain affordable, currently around 6.5%. While not as low as the 2% to 4% rates of the past, these rates are still very reasonable and are not hindering sales.
Moreover, the seller’s market conditions allow us to negotiate favorable terms for our clients, such as extended closing dates. We’ve successfully arranged for sellers to remain in their homes for two to four months after accepting an offer, giving them enough time to transition smoothly.
